Property prices up by 15 per cent in Delhi-NCR: Report

NEW DELHI: Property prices have increased by an average 15 per cent in the Delhi-NCR during Apri-June quarter of this fiscal against the year-ago period, according to a report.

In Delhi-NCR, Gurgaon Sector-54 saw the highest appreciation in property prices of about 87 per cent during April-June 2013 over April-June 2012, the company said in a statement.

"Delhi-NCR region continues to witness an increase in property prices with 15 per cent year-on-year property appreciation seen in Q2-13 when compared to Q2-12," it said.

The appreciation is however lower than the previous quarter, which saw 20 per cent rise in property prices.

Housing rentals in the Delhi-NCR region have also gone up by an average of 5 per cent in April-June period of 2013 when compared to the same period a year ago.

The property prices and rental rates have been progressing in Delhi-NCR over the year with Gurgaon specifically keeping up with the momentum. Noida and Faridabad are also realising the benefit in price and rentals owing to increased connectivity with Delhi and affordable housing projects.

In Delhi, the portal said that Narela & Mahavir Enclave have emerged with strong price appreciation by 44 per cent and 39 per cent, respectively.

A few localities in South Delhi continue to see a price correction in property price.

Saket in particular has seen a dip of 14 per cent in this quarter from 6 per cent decline in last quarter, followed by Defence colony and C R Park also witnessing the decline by 9 per cent and 6 per cent, respectively.

Find affordable homes in Bahadurgarh, Delhi NCR

While talking of affordable properties in Delhi NCR, we undoubtedly first think of Bhiwadi or Dharuhera. However, Bahadurgarh, which starts immediately after crossing Mundka from Tikri border, is another location which can be looked at for reasonably priced properties. Having a gamut of residential options, this town is easily approachable through the National Highway (NH) 10.

Connectivity

“The NH10 (Bypass Road) not only connects Bahadurgarh to Delhi but many other towns such as Rohtak and Jhajjar. Additionally, Bahadurgarh will be connected to the Kundali-Manesar-Panvel (KMP) Highway resulting in an improved residential and industrial market,” says Rahul Rajgopal, Chief Marketing Officer of Ruhil Developers.

Further, Bahadurgarh will also be connected by the Delhi Metro by 2016. The construction of the metro already started in May 2013 and would touch areas such as Mundka Industrial Area, Ghevra, Tikri Kalan and Tikri Border.

Residential Developments

As compared to other NCR towns, there are not as many developers in Bahadurgarh. However, a few developers which are seen building their projects here include Omaxe, Era Group, HL Group, Ruhil Developers and KLJ Group. Homebuyers can choose from group housing and big townships projects which mostly offer 2, 3 and 4BHK homes. Some projects also offer villas and plots in sizes varying between 100 and 600 yards.

To be able to purchase these plots, one has to have a budget of Rs 2,700-7,200 per sq ft. “In the past two years, sectors such as 6, 7, 9 and 9A have seen prices rising rapidly due to their proximity to the newly built bypass road. These sectors have properties available in Rs 5,000-10,000 per sq ft,” says Gurpreet Singh of Sachdeva Associates. Apartments are available in a range of Rs 2,800-3,200 per sq ft.

Rahul Rajgopal, CMO, Ruhil Developers says, “Bahadurgarh holds a strong potential for both short to long term investment. The Metro might play a game changer for the town may bring in more end-users in the coming time.”

Social Infrastructure

Bahadurgarh is nowhere behind other NCR towns in terms of social infrastructure. “All the factors that impact livability such as schools colleges, hospitals and entertainment facilities are present here. The area also boasts of good job opportunities as it houses many industries such as Hindustan National Glass, Hindware, Somani Tiles, Parle and Yokohama,” adds Singh. In case you want to work nearer to Delhi, then Mundka Industrial Area is also just a few minutes away.

Sushant Lok, a township built by Ansal API almost 20 years ago, has come a long way since then. Being one of the first townships in Gurgaon, it became a sought after residential location the moment it started selling off. The capital values in Sushant Lok have risen from Rs 20,000 per sq yd in 1993 to almost Rs 1.5 crore per sq yd in 2013. Khatri says, “Initially, the township sold plots where the buyers started building their independent houses. The concept of builder floors came in about a decade later. Today, a builder floor costs anywhere between Rs 1.5 and Rs 4 crore. An independent house that must have cost just Rs 80 lakh -1 crore then, is now valued between Rs 4 and Rs 13 crore.”

Deepak Kumar of DNV Properties says, “Sushant Lok is a specimen of world class construction. Investors who realised its potential in time have benefitted to a large extent. Being located at a distance of just 15 km from IGI Airport, it is one of the finest locations in Gurgaon. It provides a host of facilities for luxurious lifestyle. The establishment of various shopping malls, connectivity by metro and its proximity to South Delhi attracted many people to settle here.”
